Commercial Realty was first established in 1989 and is an all services Auckland based commercial real estate business. We provide a range of services including Property Management, Investment Sales and Leasing. We manage a range of commercial, industrial and retail properties.
Our tenants range from large industrial companies such as Ancra NZ Ltd, Bath and Tile, Inter-Weave and popular chains such as Wendy’s, KFC and Restaurant Brands; to smaller enterprises. We pride ourselves on the ability to deal with a wide range of tenants all around Auckland.
Many of our owners are investors who have worked hard to build their portfolios over a number of years, many have a goal to spend their retirement enjoying the fruits of their labour, they certainly don’t dream of spending their “golden years” organising electricians, builders and carpenters, and doing regular audits of their properties.

We are quick to follow up on rental arrears and can manage operating expenses for a property. We can produce reports on a regular basis outlining any overdue arrears and upcoming payments. Budgets can be set for a property with annual reconciliations to compare the budgeted expenses with actual recorded expenses. Our management portal also allows for Landlords to have on-line access to track their portfolio.
Our Property Managers have the industry experience, as well as access to relevant market information to perform reviews competently, advising tenants of any rent increases up to 3 months prior to any increase.
We have a list of contractors that we have established relationships with and use on a regular basis. Our Property Managers will monitor and action all repairs and maintenance required and ensure that it is completed to a high standard.
We use ‘Re-Leased’ software which is the latest intelligent, cloud based commercial property management system. The software can produce various comprehensive reports on a regular basis or on request. This system allows us to have 24 hour access to your property information from any location.
We carry out regular inspections of your property and on request can provide reports on the current condition of the premises. We will also advise the Landlord on any required or recommended maintenance that should be carried out in order to keep the property in good order. Within reports we will include photographs and videos on request. Once again, the landlord portal within Re-Leased Property Management software allows for Landlords to have on going access to all inspections notes and photos taken on site.
We qualify all tenants to ensure they are the right fit for both the landlord and property. We have an extensive database within our agency business that contains a list of tenants suitable for all types of properties. We utilise this database to benefit our clients, ensuring vacancies are minimized and rental levels are maximized.
