After 21 years, this 2004-built commercial property was ready for a new chapter, not just to update its appearance, but to strengthen its appeal in a highly competitive leasing market and protect its long-term asset value. Under Commercial Realty’s proactive management, the property had benefitted from strong upkeep over the years, including annual building washes and regular servicing of its chattels such as roller doors. However, following a tenant liquidation, the property was left in a dated and cluttered state and was no longer up to scratch or fit for purpose. Faced with this challenge, we saw an opportunity to reposition the asset for long-term success.

We worked proactively with the landlord to scope a practical yet impactful programme of works. This began with establishing a clear budget and sourcing several quotes for each trade to ensure genuine like-for-like comparisons to drive best-value decision making.

With textured red wallpaper and matching Venetian blinds ready for retirement, we welcomed in a crisp, bright white paint scheme, transforming the formerly heavy and dated aesthetic into a modern, light, and inspiring office environment. Alongside this, the tired, torn carpet was replaced with durable new flooring, while the warehouse underwent a thorough sweep, scrub, and commercial-grade deep clean to reinvigorate its functionality.

The facelift extended to removing redundant partitions and storage rooms, upgrading the lighting to energy-efficient LED fittings, bird proofing, exterior painting, and electrical tidy-ups, as well as addressing the cart dock infill and disposing of accumulated rubbish.

The result? A revitalised, well-presented asset with market appeal. Every element was considered to enhance both presentation and everyday use, creating a space that tenants could see themselves from day one. Commercial Realty’s in-house leasing experts successfully secured a new tenant at market rent shortly after the renovation was completed and the property was relisted, cementing the impact of strategic reinvestment.
