Delivering successful industrial property outcomes starts with understanding how a tenant operates and how they will use a building. In some cases, where no suitable facility exists, a design-build industrial solution is required to achieve the right outcome for both tenant and owner.

At Cryers Road, we worked with a supportive owner/developer and an established tenant with over 20 years of operational experience and a clear growth strategy. The objective was to deliver a purpose built industrial facility that supported their long-term business needs.

Understanding Tenant Requirements

Our team spent time working closely with the tenant to fully understand their operational requirements, workflow, and future growth plans. As this was a design-build project, David from Commercial Realty collaborated directly with both the owner and developer to ensure the final design aligned with the tenant’s operational needs.

Custom Industrial Design Solutions

Throughout the development process, several key design decisions were made to improve safety, efficiency, and functionality:

Heavy-duty warehouse flooring for forklift safety

Given the tenant’s use of forklifts carrying heavy loads, floor integrity was critical. A 200mm laser-levelled concrete slab was installed to ensure a flat, durable surface and reduce the risk of equipment instability or operator injury.

Specialised fire protection system


As the tenant’s product was flammable, an American FM Global fire protection system was installed, exceeding standard New Zealand compliance requirements to ensure higher levels of safety and risk mitigation.

Optimised clearspan warehouse design


To maximise usable space and maintain cost efficiency, office space was minimised and the warehouse was built to a 9m clearspan stud height, allowing forklifts to operate freely without obstruction from internal columns.

Efficient yard and container handling layout

The yard was designed specifically to accommodate and process large shipping containers, improving logistics efficiency and on-site movement.

Outcome

The result is a purpose-built industrial facility that meets the tenant’s operational requirements while providing the owner with a long-term, stable tenancy. Both parties are highly satisfied with the outcome, reflecting the value of a collaborative design-build approach in commercial and industrial property development.
